One of the first things people think about when moving to Italy is airport access. No one wants to fall in love with a town only to realize that getting in and out of the country takes half a day and two connections.
The problem is that being close to an airport and actually wanting to live somewhere don’t always go together. Add to that the fact that most people looking to live in Sicily are also chasing the coast, and the list of places that tick all three boxes gets short pretty fast.
So we ran the search on our Stadtentdecker and came up with five towns that we think genuinely work – good airport access, livable year-round, and close enough to the sea. Something for both young couples and retirees.
Bagheria
Bagheria is about 15 kilometers east of Palermo, and one of the few towns on this list with its own train station and a direct rail connection into the city. So if you’d rather not depend on a car for everything, that’s a real advantage. Indeed, you can take a train, go to Palermo and there take a shuttle to the airport.
The town is known for its baroque villas. It’s been used as a film location more than once, including for iconic movies like Tornatore’s Cinema Paradiso. The location is really convenient too: the sea is 8 minutes away, and you’re close to both Palermo and Cefalù.
Around €888 per square meter, so about €88,800 for a 100m² home.

Cinisi
If airport access and the sea are your two non-negotiables, Cinisi is probably the best option on this list. Indeed, Palermo’s Falcone–Borsellino Airport is just 10 minutes away.
This town is great for anyone looking for a small town (it has around 12,000 people), and very much not a tourist place. You have everything you need for daily life, but if you need the city, Palermo ist nur 30 minutes away.
Property prices are around €1,120 pro Quadratmeter, so a 100m² home comes to about €112,000.

Monreale
Monreale is up in the hills just above Palermo, about 8 kilometers from the city center. This is another good option if you want to live in the middle of nature, while still being really close to Palermo. And the airport is just a short drive down the hill.
This town is particularly famous for its Norman cathedral, indeed it’s a UNESCO-Welterbestätte. This means that there are many visitors year-round, but Monreale is still a “real” town with around 37,000 people and all the services you’d need day to day.
The one thing to keep in mind is that it’s inland. So if the sea is a priority, probably this is probably not your pick – but it’s nearby, about 27 minutes away. Property prices average around €986 per square meter, so roughly €98,600 for a 100m² home.

Mazara del Vallo
Mazara is one of Sicily’s most interesting towns, and honestly one of the most overlooked ones when it comes to expats. It’s at the southwestern tip of the island, and this is where Italiens gamberi rossi come from, the red prawns you see on menus at good seafood restaurants across the country.
When I walk around this town, it really feels like going back in time. The historic center has a Tunisian quarter, the Casbah, so it really has its own character.
Plus, it’s really gut vernetzt: Trapani Airport is 34 minutes away. The beach is 13 minutes. It has around 50,000 people, and has everything from hospitals, to restaurants and schools.
Property-wise, it’s one of the more affordable options here: around €823 per square meter, so roughly €82,300 for a 100m² home.

Marsala
Marsala is on Sicily’s southwestern coast, just 20 minutes from Trapani Airport. The airport is smaller than Palermo’s, with fewer year-round connections, but if you need it, Palermo is about an hour away as well.
Marsala is the largest town on this list, with around 80,000 people, so services aren’t an issue. Plus, one big advantage of living here is that the Egadi Islands (Favignana, Levanzo, Marettimo) are all reachable by daily ferry.
Around €1,020 per square meter, so about €102,000 for a 100m² home.
