Italian When people ask me about my favorite places in the world, Sardinia is always near the top of the list. It’s hard to explain the feeling you get when you’re there. It’s a land full of contrasts – some areas touristy and popular, others completely wild and untouched. But wherever you go, there’s always something to discover. You’ll be walking along a path and suddenly stumble upon a hidden beach with just a couple of souls. You get lost on inland roads and find yourself at one of the best trattorias you’ve ever tried. It’s just a magical island.
And if you’ve been following along, you know that Italy offers a Imposta fissa 7% for up to ten years to retirees who relocate to a town with fewer than 20,000 inhabitants – and yes, Sardinia is included. We’ve covered this extensively – from comprehensive guides to region-specific articles.
So if your dream is to move here, possibly near the mare and nearby aeroporti while benefiting from tax incentives, then these 7% tax towns in Sardinia might be exactly what you’re looking for.
Arzachena (SS)
Let’s start with Arzachena, a small town of around 13,000 residents, located in the heart of Costa Smeralda, solo 7 minuti from the coast.
This is definitely the premium option on this list, but there’s a reason for that. You’re in one of Sardinia’s most desirable areas, close to Porto Cervo and popular beaches like Capriccioli and Romazzino. The town itself has everything you need (from shops to restaurants, medical facilities etc.) and it’s incredibly well-connected. In fact, Olbia Costa Smeralda Airport is only 25 minutes away, making it super convenient for frequent travelers.
Property prices reflect the location – they average around €2,415 per square meter, so a 100 sqm home runs about €241,500. But if you want to be in one of the Mediterranean’s most beautiful areas with excellent services and connections, this could be worth it.
Sorso (SS)
Still in the Sassari area, but on the northwest side, there’s Sorso, a town of about 14,000 residents. This town, despite being located in front of Asinara National Park (and just 4 minuti from the beach), is really authentic and not touristy at all, which is why property prices are basically half or less.
The town has a strong agricultural tradition (especially wine production), and you’ll find all the essential services here. It’s got that genuine local feel while being close enough to Sassari (15 minutes) if you need the resources of a larger city, including the hospital. Plus, Alghero-Fertilia Airport is just 35 minutes away.
Considering all of this, property prices are definitely convenient: you’ll pay around €1,200 per square meter (about €120,000 for a 100 sqm house). So if you want to be near the beach, in a served area, without paying premium prices, this is a solid choice.
Monserrato (CA)
Moving south, near Cagliari, there’s Monserrato, a town of about 19,000 residents. While it’s not directly on the coast, you’re only 12 minutes from the beach – and more importantly, you’re right next to Sardinia’s main city with all the services you could need.
Even though in Sardinia avere un'auto is a must, there are some buses that connect the two places. This proximity is a huge plus, you’re just 8 minutes away from the biggest hospital of the region and Cagliari Elmas Airport. From here, you’re also less than an hour away from the popular and stunning beaches of Villasimius.
Considering its position and services, property prices are average: you’ll pay around €1,800 per square meter, so about €180,000 for a 100 sqm house.
Sant’Antioco (SU)
Sant'Antioco is probably the most original option, as it’s actually on an island connected to mainland Sardinia by a bridge. With around 11,000 residents, this ancient town (one of the oldest in Sardinia) has this wonderfully authentic, unhurried vibe.
It’s just 8 minutes away from beautiful beaches, in an area served with shops, cafes, pharmacies and health clinics – even though the nearest hospital is about 30 minutes away.
Cagliari Elmas Airport is little more than an hour away – not the closest, but totally manageable. From Sant’Antioco, you can easily visit the nearby island of San Pietro (via ferry from Calasetta) or explore the mining heritage sites around Carbonia and Iglesias.
Property prices are very reasonable at €1,340 per square meter (around €134,000 for a 100 sqm house), making this a great option if you want to live in a super quiet and authentic place by the sea, albeit with longer distances to the airport.
Tempio Pausania (SS)
Last but not least, there’s Tempio Pausania, a mountain town in the Gallura region with about 13,000 residents. This is an inland town, but still only about 30 minutes from the Costa Smeralda beaches.
Living here means getting a completely different Sardinian experience. We’ve decided to include it because according to our recent report, we noticed that it’s one of the most searched towns by expats all over Italy, which might be a good plus if one of your priorities is being close to a growing international community.
It’s well-served with all essentials, including a hospital right in town. Olbia Airport is about 45 minutes away. From here, you can easily go for a trekking at the nearby Limbara mountain, or head to the coast for a beach day.
If the longer distance doesn’t bother you, and you want a more budget-friendly option, Tempio Pausania could definitely be a good choice – properties are very affordable at €850 per square meter (around €85,000 per una casa di 100 m²).
