Many people dream of living in Italy, but often give up on that dream after seeing prices in larger cities or popular regions like Tuscany. But what if you looked elsewhere?
Using our town explorer, we’ve found five towns where you can still buy property in Italy for less than €1000 per square meter. These aren’t just affordable places, they’re well-connected, livable, and close to plenty of things to see and do.
1. Casale Monferrato, Piedmont
Casale Monferrato is a town of around 32,000 people in the province of Alessandria, Piedmont. It’s an ideal base if you want to stay close to a major international airport, in fact Milan Malpensa is just a 47-minute drive from the city center.
Here, you can expect to pay around €95,000 for a 100 m² house. Plus, the town has everything you’d need: a hospital in the center, pharmacies, gyms, and green spaces. But the real draw is the location, as it sits in one of the most scenic parts of Piedmont, near the Langhe area. This region, known for its hills and vineyards, is a UNESCO World Heritage Site. If you love places like Tuscany, chances are you’ll fall in love with this area too; it has the same kind of charm, but with fewer tourists and lower prices.

2. Narni, Umbria
Narni is a small town of around 18,000 people in the heart of Umbria, a region that’s still relatively undiscovered and far from the crowds of mass tourism. If you’re looking for a quieter, more intimate place surrounded by nature, Narni might be exactly what you need. Plus, property prices are really affordable: expect to spend around €85,000 on a 100 m² house.
Despite its size, the town is well connected: it’s less than an hour from three airports: Perugia, Rome Ciampino, and Rome Fiumicino (the main international airport for central Italy, with year-round flights to a wide range of destinations).
It has solid infrastructure: a hospital in town, several dentists, pharmacies, parks, and plenty of walking trails. It’s also rich in history – from the stone arch that marks the town entrance, to the Formina Trail, which winds through the nearby woods and leads to Ponte Cardona, a centuries-old Roman aqueduct.

3. Marsala, Sicily
Located in the province of Trapani, Marsala has around 80,000 residents and is just a 15-minute drive from Trapani Airport. It’s set between beautiful beaches and the Egadi Islands, with a beautiful Baroque historic center that’s walkable and full of life. The average price for a 100 m² house here is around €100,000, but if you’re lucky you might find deals for €10,000 less.
The town is popular in the summer but still remains affordable overall. There’s a hospital, and beaches are only about a 10-minute drive. Best of all, you’re only 30-minutes away with the ferry from Favignana, one of the most stunning islands in Sicily.

4. Bagnacavallo, Emilia-Romagna
Bagnacavallo is a town of about 16,000 people in the province of Ravenna, Emilia-Romagna. It’s known for its distinctive circular main square, surrounded by porticoes – a setting that has even been used in famous Italian films like “La Riffa” with De Sica. Prices for a 100 m² house here are about €100,000 too.
The town is just 40 minutes from Bologna Airport and has its own train station. It also offers plenty of services: a hospital, parks, supermarkets, and shopping centers. Plus, it’s well-positioned, only about an hour’s drive from Marina di Ravenna and the Adriatic coast, which is ideal during summer months.

5. Feltre, Veneto
Feltre is a small town of 20,000 in the province of Belluno, Veneto. It reflects the region’s rich past, especially the Venetian period, and is home to the historic Teatro de la Sena, where famed playwright Carlo Goldoni got his start.
In this area, a 100 m² house costs around €100,000 too, which is a deal if you love hiking and being close to nature. In fact, there are multiple trails that lead to beautiful destinations like Lake Stua and Lake Corlo. The town is also well connected: it’s about an hour from both Treviso and Venice airports. Plus, it has a central hospital, pharmacies, and public parks, making it ideal for families with young children.
